Terms and Conditions

1. This agreement is between the owners and the hirer and the hirer shall be subject to the conditions contained herein

2. Upon confirmation that the Cottage is available the hirer shall send to the owner a non-refundable deposit (20% of the total rent due). Confirmation of the booking will then be forwarded to the hirer by the owner with details of the balance which will be due not less than four weeks prior to the arrival date. Bookings made within four weeks of the arrival date are due and payable at the time of confirmation of the booking. Refunds will not be given unless the owners are able to let the Cottage to another hirer. It is therefore strongly advised that holiday insurance is taken out by the hirer.

3. Whilst a security deposit is not requested good care should be taken of the property and its contents and the property should be left in a clean and tidy condition. The hirer will be liable for any damages or additional cleaning costs incurred by the owner following the hirer’s departure. The hirer also agrees to show consideration to those residing in neighbouring properties and not to act in any way which would cause disturbance to the residents quiet enjoyment of their properties.

4. The owners accept no liability for any loss, injury, damage or sickness which may be sustained during the letting by the hirer or any member of the hirer’s party nor will they be liable for any temporary defect or stoppage in the supply of public or private services to the property.

5. Letting will normally be on a Saturday to Saturday (although deviation from this will be considered outside of the summer season)

6. Arrival at the Cottage shall be no earlier than 3.00 p.m. with vacation of the Cottage required no later than 10.00 a.m. on day of departure.

7. The maximum number of guests residing at the Cottage shall not exceed five persons at any time (including children).
